You can have prospective buyers respond to your property ad by email (private email account is set up when you enter your property details) or by phone. If you want people to respond by phone please state your phone number clearly in your property description and also clearly state that this is your preferred way of contact.Your private e-mail address will not be shown on your property ad. This will prevent people using your email for unsolicited mail and you can also remain anonymous until you want to release your contact details.
How to manage enquiries about your property
You always want to make sure that any contact made with you to view your property is genuine so when someone contacts you to set up a viewing, ask them for their phone number and mobile number and then call them back. Also ask them which number to call in case you may need to change or cancel the appointment.
This probably goes without saying but always take their name and addresses.
Serious buyers will never make and offer on a property without viewing it and inspecting all of the details. If someone makes you an offer on your property and they have never viewed it be very cautious.
Preparing for viewings
It is always a good idea to have someone else that you know in your home when you are conducting viewing's. If you cannot have someone else there then make sure you let a neighbour, friend or relative know that you are showing people round.
Always make sure you have put your valuables away in a secure place.
Make a list of who you are expecting to view your property and make sure you put any breakables away in case they bring children.
Things to consider during your viewings
Don't leave your guests unattended in your home. Most people would not expect to be left alone.
Do not give out any information like how your security system works,what the code is, or show them how it operates etc. You can go through all of this when you have exchange contracts.
If you have not heard back from potential buyers who viewed your property after a couple of days then you should call them to get their feedback . This will give you a good idea of how interested they are.
