If your property is already listed with an estate agent you will need to check to see if you signed a contract and if so which type of contract did you sign?
The most common estate agency contract is known a 'Sole Agency' contract. This means your appointed agent is the only estate agent allowed to sell your property. This contract does not prevent you from selling your property yourself through Sellityourself.ie, and if you find the buyer (who hasn't been introduced by your estate agent during your contract period) then you DO NOT have to pay any commission to your estate agent.
A less common estate agency contract is known as a 'Sole Selling Rights' contract. If you have signed one of these contracts then your estate agent is entitled to his commission even if YOU find the buyer.
You could always ask for this to be changed to Sole Agency but this is not in the estate agents interest.
